The development was completed in early 2005. Designed to provide high quality healthy homes with a low carbon footprint for local people.

About the development:

  • 28 general needs houses and flats (3 disabled units).

  • 6 one bed supported housing flats

  • Architect: Gale & Snowden

  • Partners: North Devon District Council

  • Construction company: Midas

  • Build cost: £1,400 per m2 30% more than comparable build projects.

  • Average SAP rating 118/120

  • Eco-homes - Very Good.

Wild Life Corridor - Oak MeadowFeatures:

  • Solar water heating

  • Triple glazing

  • Energy efficient light fittings

  • Passive ventilation

  • Twin-frame timber walls and roof, prefabricated in panel-form offsite

  • Rainwater harvesting for flushing the toilets

  • Organic paints and flooring

  • Vegetable plots, fruit trees and composters in the gardens

  • Grass crete driveways

Monitoring

  • Residents’ completed an environmental questionnaire – revisited after 12 months in partnership with Exeter University

  • Households took part in an eco-teams at home initiative monitoring water, energy and household waste and recycling for 3 months

  • Regular readings taken from the rainwater collection tanks

  • Regular residents’ community meetings.

  • Estate newsletter providing information and environmental updates.
